ENTITLEMENTS & PERMITS

  • Coordinate the design and engineering teams and preparation of all submittals for permits and approvals

  • Coordinate with local jurisdiction on presentations, meetings, and inspections

  • Coordinate with local jurisdictions on zoning, land use approvals, lot line adjustments, plat approvals, construction permits, and development agreements. 

  • Coordinate required government environmental review and applicable use permit submittals. 

  • Coordinate presentation to applicable design review committees or boards. 

  • Oversee the preparation of a traffic impact analysis and a traffic management plan.  

  • Coordinate public presentations before community interest groups. 

  • Negotiate and complete agreements with utility companies for the installation of utility services. 

  • Assist with the preparation of all required easements, performance and maintenance bonds, applications for utility connections, etc. 

 

PROJECT MANAGEMENT

Our broad-base of experience in real estate development, construction, and finance creates a solid foundation to deliver value to our clients.   Bringing years of delivering successful results, the Invalus team is structured to meet a wide variety of needs.

 General Project Management 

​

  • Select, assemble, contract, organize, and manage the complete project development team required for the Project. 

  • Report project activities, progress, costs, decision deadlines, project budget changes, plan changes, schedule changes, and disputes. 

  • Manage and coordinate the entitlement processes with the City, State, and other relevant authorities. 

  • Prepare a monthly report to document the current status of all development activities under the current project development plan. 

  • Negotiate construction agreements including negotiation of fees and general conditions, construction completion dates and deadlines, and submit such agreement to the Owner for approval and execution. 

  • Monitor the design team's processing of field questions and field inspections.

Finance

​

  • Establish an accounting system to monitor all project costs and provide cash flow projections for the term of the project.   

  • Review and approve payment for invoices

  • Collect and process all invoices related to the project and coordinate with the lender on pay applications and inspections

  • Provide close-out books with records of all development costs, permits, easements, bonds, lien releases, warranties, etc.

CONSTRUCTION MANAGEMENT

Our extensive experience in all types of residential, mixed-use, commercial, and land development creates a solid foundation to deliver value to our clients.  From complex podium products with significant retail components to single family homes, our team has completed dozens of successful projects. 

​

 Good balanced construction management drives value:  

​

  • Prepare a request for proposal for general contractor candidates and assess their proposals. 

  • Coordinate and oversee the activities of the general contractor. 

  • Attend scheduled construction meetings, prepare agendas for such meetings and provide a written record to the owner, general contractor and all consultants. 

  • Administer the change order process and evaluate all costs for accuracy and fairness.

  • Negotiate construction warranties from contractors, subcontractors, materialmen, and engineers and warranties on fixtures and equipment required for the Project under outside contract. 

  • Ensure that all requirements for a certificate of occupancy are met. 

  • Ensure completion of all punchlist items. 

  • Coordinate system startup procedures. 

  • Ensure that operations, maintenance manuals and as-built drawings are provided. 

  • Supervise startup and commissioning of all building systems.
